Below is our step by step guide

Step 1

Register your details by completing the form below.

One of the team will then contact you and discuss your requirements. Decide when you want to move, budget, location and number of bedrooms. Also what is really important to you, whether it is a garden, utility room, storage, or just a nice shower.  We spend time finding out your requirements at the start of your search, so we don’t bombard you with unsuitable properties.  

Step 2

We will call or email you as soon as a suitable property comes to the market. We contact applicants registered on our database as a priority before listing a property on the general market. When you are ready to start viewings, we offer virtual tours and physical viewings.  We offer flexible appointment times to meet the busiest schedules.

Step 3

When you have found a property, the next stage is to make an offer. You can do this by downloading and completing our offer form here

Make sure you list any conditions you wish to include in your offer. A member of the team will help you complete the form if needed and then put your offer to the landlords.

Step 4

Once your offer has been accepted, you will be asked to pay one weeks rent as a holding deposit to withdraw the flat from the market.

References, and Right to Rent checks will be conducted. We will produce the tenancy agreement with the supporting documents and give you plenty of time to review this before signing. 

Once the contract is signed you will need to pay the balance of the first months rent and a 5-week security deposit.  All deposits are registered with the TDS Custodial scheme. Further information on how your deposit will be protected can be found on the TDS website.

Step 5

On move in day we will arrange for you to meet the inventory clerk at the property to be checked in, they will produce a detailed condition report and take meter readings.

We will notify the utility companies and council that you have moved in, and provide you with a copy of the check in report.

If OB Property are managing the property for your landlord, we will be on call to handle any maintenance issues that may arise throughout the tenancy and you will be provided with ‘out of hours’ emergency contact details.
